    How an answer is made

Every answer comes from public records.

    1. Find the property

Your address is matched to the official county appraisal district record.

    2. Read the subdivision

The subdivision comes from the property’s recorded legal description.

    3. Check the state filings

Texas Property Code §209.004 requires HOAs to file a management certificate with the Texas Real Estate Commission. We match the subdivision to those certificates.

    The three answers

Only proof from the records counts as a yes. Close calls are marked so you know to verify.

    HOA found

The HOA’s own state certificate names the subdivision, the HOA’s registered name is the subdivision’s name, an association owns common-area land there, or the home is a condominium unit. Every Texas condominium has a mandatory association.

    Possible HOA — please verify

An HOA with a similar name, or one filed under another county, may cover this home. Confirm with the association or a resale certificate.

    No registered HOA found

No HOA has filed with the state for this subdivision and no association owns land in it. A voluntary or unregistered association can still exist, so check the recorded deed restrictions.

    Questions

How do I find out if a Texas address has an HOA?

Type the street address into Texas HOA Check. It finds the property in the county appraisal district records, reads its subdivision from the legal description, and checks that subdivision against the management certificates HOAs file with the Texas Real Estate Commission.

    Which Texas counties are covered?

Dallas, Tarrant, Collin, Denton, Ellis, Hood, Johnson, Kaufman and Wise counties, more than 2 million residential properties. Houston area: Fort Bend, Brazoria, Galveston and Liberty counties. Parker, Rockwall, Harris, Montgomery, Waller and Chambers show the state HOA list for the ZIP code now, with full address lookup coming. Austin and San Antonio are next.

Where does the HOA information come from?

Texas law (Property Code Section 209.004) requires property owners associations to file a management certificate with the Texas Real Estate Commission. Texas HOA Check reads those certificates and joins them to public county appraisal district records.

How often is the data updated?

We check every county appraisal district and the Texas Real Estate Commission for new data on the 5th of every month and load anything that has changed automatically. Counties publish their main certified property roll each summer and post updates during the year; HOAs must update their state filing within 30 days of a change. The date each source was last loaded is shown at the bottom of every page.

If no HOA is found, does that mean the home has no HOA?

No. It means no HOA has registered with the state for that subdivision. An unregistered or voluntary association may still exist. Check the recorded deed restrictions or ask the title company.

Can I see the HOA’s bylaws?

Yes. When an HOA is found, Texas HOA Check shows the website where the association posts its bylaws, declaration and rules, as listed on its state filing, plus any county record numbers for those documents and a link to search the county clerk’s official records.

Can a title company or realtor rely on this?

It is a fast screening tool. For a closing, confirm with the title commitment, the recorded declaration and a resale certificate from the association.
